Washington and Snohomish County dates behind a rush request
A rush request starts with a date on someone's calendar. These are the Washington and Snohomish County dates worth planning around:
- A probate inventory deadline. The personal representative has three months from appointment, unless the court allows longer, to prepare the inventory and appraisement (RCW 11.44.015). Property discovered later goes on an additional inventory within 30 days of discovery, again unless the court allows longer (RCW 11.44.025), and a copy requested in writing by an heir or another party the statute lists is due within ten days.
- A court-confirmed sale. When a private or negotiated sale of estate real estate needs the court's confirmation, the offer must be at least 90 percent of the appraised value and the appraisal must have been made within the year before the sale (RCW 11.56.090). An appraisal older than that will not meet the test.
- The Washington estate tax return. When an estate has to file one, it is due, with any tax, nine months after the date of death, and an extension of time to file does not extend the time to pay (Department of Revenue).
- An assessment appeal. The Snohomish County Board of Equalization deadline is July 1 or 60 days from the date on the value notice, whichever is later, and a mailed petition needs a postmark by that day.
- Dissolution dates. In Snohomish County, divorces are Superior Court cases. Mediation sessions and hearing dates come from the attorneys and the court, so ask for the valuation as soon as a date is set; our divorce appraisals page covers that work.
- A sale or refinance. A purchase contract or an expiring rate lock can leave little time. If a lender is the one who will use the report, ask how it orders appraisals before you book one.
What makes an earlier delivery date realistic
- The exact deadline, and what it supports.
- Whether the value is for today or for a past date; a past date means researching sales from that period.
- Access to the house, and who can open it.
- The papers already in hand: the deed, condition records, letters testamentary or of administration, and the attorney's instructions.
Tell Eagle Home Appraisal Marysville the deadline first. The scope, the fee and a delivery date are confirmed in writing before you rely on them. The probate valuation and estate appraisal pages explain the date-of-death work that may sit behind these requests.
